Maharashtra government unveiled Wednesday the Development Plan (DP) 2034 for Mumbai revealing more land will be made available to build commercial spaces and homes.

It is learned the FSI (Floor Space Index) will be increased over the next sixteen years with infusion of new land in the island city.

FSI is the ratio of total built-up area to the total plot area and in the new plan it will be increased up to 3 and 5 for residential properties and commercial properties respectively.

For the suburbs the revised index will be up to 2.5 for residential properties and 5 for commercial properties. Until now it was 2 and 2.5 respectively.

The document was unveiled by Maharashtra Urban Development department Principal Secretary Nitin Kareer. He said Maharashtra Chief Minister Devendra Fadnavis approved the blueprint a day before and in another ten days a notification will be issued.

Kareer added No Development Zone (NDZ) category land too will be utilized for affordable housing purpose and other amenities will be created under the Special Development Zone (SDZ).

According to BMC Commissioner Ajoy Mehta more than 3,000 hectares of land will be made available in the new plan for buklding affordable houses.

The population of Mumbai is 1.24 crore, as per Census 2011.

Creation of jobs has also been addressed in the new plan.
